The approximately 219.7-acre bank area (within a larger ~692.5-acre tract) is designed to restore, enhance, and preserve streams, wetlands, and associated buffers to provide compensatory mitigation for unavoidable impacts to waters of the United States.

Historically, the site was impacted by agricultural and silvicultural land uses, resulting in altered hydrology, incised and straightened streams, and degraded wetland functions. The Devil’s Pond Mitigation Bank will reverse these impacts by restoring natural channel morphology, reconnecting streams to floodplains, enhancing wetland hydrology and vegetation, and permanently protecting aquatic resources.

Mitigation Goals

The Devil’s Pond Mitigation Bank proposes to:

  • Restore approximately 12,217 linear feet of impaired streams
  • Preserve approximately 4,746 linear feet of streams with enhanced buffers
  • Enhance approximately 12.63 acres of wetlands
  • Preserve approximately 28.01 acres of functioning wetlands
  • Preserve approximately 180 acres of upland and riparian buffers

These actions directly support watershed-scale restoration goals identified in the Georgia State Wildlife Action Plan (SWAP) and regional conservation initiatives within the Piedmont ecoregion.

Types of Credits

The Devil’s Pond Mitigation Bank is expected to generate:

  • Stream mitigation credits (restoration and preservation)
  • Wetland mitigation credits (enhancement and preservation)

Credits will be calculated and released in accordance with:

  • Savannah District Mitigation Banking Guidance
  • Stream Quantification Tool (SQT)
  • Applicable wetland assessment methodologies

Final credit types, quantities, and release schedules will be determined through the Draft and Final Mitigation Banking Instrument (MBI) and approval by the Interagency Review Team (IRT).

Conservation & Long-Term Stewardship

The Devil’s Pond Mitigation Bank will be:

  • Permanently protected by a recorded Conservation Easement
  • Held and enforced by a USACE-approved conservation entity
  • Managed under a Long-Term Management Plan (LTMP)
