The Yazoo II Mitigation Bank (YMB2) is a proposed stream and wetland mitigation bank located in Meriwether County, Georgia, approximately 0.5 mile south of Luthersville. The bank is situated within the Upper Flint River Basin and is designed to provide compensatory mitigation for unavoidable impacts to Waters of the United States, including streams and freshwater wetlands, pursuant to Section 404 of the Clean Water Act and applicable Savannah District U.S. Army Corps of Engineers guidance.

The project represents the reauthorization and ecological advancement of a previously approved mitigation site, delivering substantial watershed-scale restoration, permanent protection, and professionally managed mitigation credits within a rapidly developing region of the Piedmont.

Mitigation Activities

Wetland Mitigation

  • Enhancement: ~6.5 acres
  • Restoration: ~8.3 acres
  • Creation: ~10.6 acres
  • Preservation: ~22 acres

Wetland mitigation focuses on restoring natural hydroperiods, improving vegetation composition and structure, removing invasive species (notably Chinese privet), and re-establishing native forested wetland communities characteristic of the Georgia Piedmont.

Stream Mitigation

  • Stream Restoration: ~14,641 linear feet (Priority 1 restoration)
  • Natural channel design using geomorphic reference conditions
  • Floodplain reconnection and removal of legacy channelization
  • Installation of in-stream wood and structural features to improve habitat, stability, and biological function

Types of Credits

  • Wetland Credits: Generated using the Georgia HGM methodology
  • Stream Credits: Generated using the Savannah District Stream Quantification Tool (SQT)

Credits will be released in accordance with an approved Mitigation Banking Instrument (MBI) based on achievement of construction, planting, hydrology restoration, and performance milestones.

Conservation & Long-Term Protection

  • Permanent protection through a recorded Conservation Easement
  • Existing easement held by the Georgia-Alabama Land Trust (GALT)
  • Expansion of easement to include new mitigation and buffer areas
  • Conservation restrictions run with the land in perpetuity

Permitted uses are limited to conservation-compatible activities; development, agriculture, and incompatible land uses are prohibited.
